When will I receive payment?

All efforts are made to pay our vendors as quickly as possible. Reimbursement for out of pocket expenses (i.e. locksmith, plumber, or other services) is sent quickly after the bill is received by W-M. Please contact Heather Best with additional questions.

Do I have to send an invoice and W-9 every time?

No, please send payment instructions with the first order of each year, or as your payment information changes.

Can I be reimbursed for overnight shipping or trip charges?

All fees are agreed upon at the time the order is placed and accepted. Additional fees and charges must be pre-approved. If you feel there have been extraordinary circumstances that should be addressed, please feel free to call us for this consideration. *Please remember that photos should be submitted with the reports on our website (or emailed to bpo@w-mgroup.com as a last resort).

Can I change information in a report after I have submitted it?

No, once information has been submitted, the staff at W-M must make any changes.

Can I get the listing?

W-M Realty Services provides all of the vendor information to our clients when the reports are submitted. For several of our clients, W-M Realty Services places the listings with the agents. Please contact Heather Best with additional inquiries.

What do I do if I cannot tell if the subject is vacant or occupied?

Please call the utility companies to verify occupancy and indicate this in your report. Try to verify if the provided mortgagor name is on the utility account. Checking with a neighbor or postal carrier is another source.

Please email a copy of the MLS sheet to include with your report, and indicate this in your report.

What do I do if there are signs posted on the property?

Take photos of the signs and submit them with the report, and please make note of what the sign said in your report.

What do I do if the subject address does not exist on the plot map or tax records, or if there are not house numbers on the homes in the area, or if I cannot find the subject property?

Double check the address. Check to see if the mortgagor's name helps. Contact the Post Office, Police Department, or Fire Department to see if they can assist you. Check the tax records or legals. If none of these options help, please contact W-M Realty Services ASAP.

Please estimate the information based on your knowledge of the area and comps. Please make mention that the information noted is an estimation.

What should I do if I find the subject is a total loss upon inspection?

Please give the land value and estimate what the property may have been worth before the loss. If there was a fire or criminal damage please obtain a copy of the fire report or police report to include with the valuation. Also, contact W-M Realty Services ASAP.

What do I do if I cannot locate the subject address, however, the legal provided matches a different house?

Please contact W-M Realty Services ASAP and provide to us the new address so we may give the information to our client. Then await further instructions.

Please choose the best comps available. If you need to go further than 6 months or expand your search area, please do so and if there are no comps available, please provide an explanation on how you came up with the value.

How many photos do I need to take for a residential drive by (BPOs or appraisals)?

Please take a minimum of 3 photos - 2 different angle photos of the subject and 1 street/neighborhood photo including the subject if possible.

How many photos do I need to take for an interior residential valuation (BPOs or appraisals)?

Please take a fair representation. Include front and back exterior shots, a street/neighborhood shot including the subject, if possible, as well as a minimum of 6 interior shots. Include any positive or negative attributes of the subject. Take photos of any belongings left in a vacant property.

How many photos should I take for a commercial valuation?

For a drive by, please take a minimum of 6 different angle photos of the subject and 1 street/neighborhood shot including the subject if possible. One photo of each comp is required (MLS photos for comps are OK).

For an interior valuation, provide in addition to the requested for a drive by, interior photos of every unit and label accordingly.

Yes-one of each comp is required.

What if I cannot get a photo of the subject property?

Please take a couple of photos of what you can see (i.e.: no trespassing sign, large trees, a long private drive, etc.).

What if the subject is located in an unsafe area and I am afraid to take photos, or what if there are a lot of people around the subject and I don't want to be seen taking photos?

Please stay in your car and take a photo of the subject. If you can only get 1 photo, please include an explanation with your report. Please don't forget to get a neighborhood shot away from the subject if possible. Sometimes a good time to take photos of the subject is early in the morning when there is little activity around the house.

How do I submit photos? In what format? What is the minimum resolution W-M Realty Services will accept?

Go to view orders screen and click on add, under images, for that particular order. Click the "Browse" button, locate the images where they are saved on your computer, please be sure images are saved in .jpg format. Click on the saved image then click "Open". Go to "Give a description" and type description, i.e. Front view, side, street. Click on "Upload Image" button. Repeat steps to upload additional images. To view images, click on "View Orders" on the toolbar, then click on "View" for the loan number. All images that have been uploaded will be displayed. If you need to make a correction to photos that have been uploaded/submitted, please contact W-M. Photos must be uploaded on at a time. If photos must be overinghted, it is at the vendor's expense.
